Description and characteristics of the site

The lot lies in front of the chemin Saint-Louis and extends to the rear of residences on des Cèdres street in the village of St-Lazare.

St-Louis road is one of the main arteries of St-Lazare from south to north but which is found in the agricultural zone of St-Lazare and which allows a direct communication with Cité-des-Jeunes road and Bédard avenue near Highway 40.

The lot is therefore entirely within the agricultural zone protected by the Commission for the Protection of the Agricultural Land of Quebec (C.P.T.A.Q.). However, the land is not included in the urban perimeter of Saint-Lazare, which indicates that the agricultural vocation of the land wants to be preserved in the long term. This agricultural land thus offers a very low potential speculative long-term dezoning. The optimal use of the land is therefore essentially in its vocation on the agricultural level.

Approximately 60% or about 32.7 acres of the land is wooded, including woodland edges or plots of land for accesses kept in front of St. Louis Road. The cultivated land thus represents a proportion of more or less 40% of the land or 21.8 acres which are cultivable and drained. According to the information obtained, the site has been used for growing soybeans or corns alternately in recent years.

Let's mention that the land is crossed on the width by a servitude of stays of Hydro-Quebec. This servitude does not significantly affect the agricultural value or agricultural potential of the land. On the other hand we find a servitude that crosses the land diagonally over almost half the length of the land. This servitude is, however, found in the wooded section which is currently unexploited.
