Conditions to be included in any promise to lease:

* The Tenant will provide proof of employment and a copy of their work permit or a proof of employment and all relevant information to allow for a credit check to the Landlord's complete satisfaction.
* The Tenant will provide proof of tenant's liability insurance for two
million dollars ($2,000,000.00) prior to occupancy.
* The Tenant will not repaint the premises without written permission from the Landlord.
* No smoking (cannabis, tobacco, or vaping). No Airbnb.
* No pets.
* The Tenant agrees to abide by all condominium rules and regulations as detailed online in the listing.
* Minimum lease of 6 months is possible for the building.
* Since the property is rented fully furnished and equipped, a voluntary security deposit of one month's rent is required from the tenant. This will be refunded at the end of the lease, upon return of the keys and after inspection of the premises. In addition to normal wear and tear of the property and its contents, if any item is broken or damaged, the cost of repair or replacement will be deducted from the security deposit. If the condition of the premises is satisfactory, the security deposit will be refunded via bank transfer directly to the tenant within 24 hours of the inspection.
