LEASE CONDITIONS & RULES -- APPENDIX TO THE LEASE
Property: 1188 rue Saint-Antoine Ouest, Apt 3102, Montréal, QC H3C 1B4 (Tour des Canadiens 2)
The Tenant agrees to the following conditions, which form an integral part of the official lease agreement:
1. Financial & Administrative Conditions
* Lease Term: Minimum twelve (12) month lease term. Short-term subletting of any kind (e.g., Airbnb, VRBO) is strictly forbidden.
* Credit & Background Check: The lease is conditional upon a tenant verification including a credit check, proof of employment/income, and landlord references, all to the full satisfaction of the Landlord.
* Insurance Requirements: The Tenant must provide proof of civil liability insurance of a minimum of $2,000,000 before the occupancy date and must maintain this policy valid for the entire duration of the lease.
* Moving Fees: The Tenant is responsible for booking the elevator with the building management and paying any applicable moving fees or security deposits required by the co-ownership syndic (UpperBee/building administration).
1. Property, Appliances & Furniture Inclusions
* Major Appliances: Includes fridge, stove, oven, microwave, dishwasher, washer, and dryer.
* Furniture Inclusions: The condo is rented furnished with the current furniture on site. A detailed inventory list signed by both parties is attached to this agreement. All furniture must remain in the unit and be returned in the same condition at the end of the lease, barring normal wear and tear.
* Property Care: The property and all inclusions must be returned in the same clean and functional condition as received. No painting, drilling of walls (except for standard picture hanging), or structural modifications are permitted without the prior written consent of the Landlord.
1. Building Rules & Common Areas
* By-Laws: The Tenant agrees to strictly abide by all Co-ownership Rules & Regulations (Règlement de l'immeuble) for Tour des Canadiens 2. Any fines or penalties issued by the syndic due to non-compliance by the tenant or their guests will be the sole financial responsibility of the Tenant.
* Common Amenities: The Tenant enjoys access to all building common amenities (54th-floor Skylounge, indoor pool, gym, game room, wine room, sauna, spa, and 24h security) subject to building management policies and booking rules.
1. Strict Prohibitions
* No Smoking & Cannabis: Smoking or vaping of tobacco, cannabis, or any other substance is strictly prohibited inside the condo unit, on the private balcony, and in all common areas of the building. Cultivation of cannabis is strictly prohibited.
* Pets: No pets are allowed in the unit without prior written approval from the landlord, subject to the co-ownership building by-laws.
