The following must accompany any promise to lease and must be to the satisfaction of the LESSOR:

-PROOF OF INCOME, REFERENCES.
-A COMPLETE PRE-RENTAL CREDIT VERIFICATION REPORT FROM OLIGNY & THIBODEAU (AT THE EXPENSE OF THE APPLICANT).


THE LESSEE WILL PROVIDE A COPY OF HIS/HER INSURANCE POLICY TO THE LESSOR PRIOR TO OCCUPANCY, WHICH MUST INCLUDE COVERAGE FOR CIVIL LIABILITY FOR $2,000,000 FOR THE DURATION OF THE LEASE.

-No smoking or vaping of any kind permitted inside the home.
-Cannabis cultivation si strictly prohibited.
-Pets may be permitted subject to prior written approval by the LESSORS.
-Lease assignment and subleasing is strictly prohibited.
-The lessee(s) shall provide proof of taking over the Hydro Quebec account prior to taking occupancy.
-NO rentals to a 3rd party such as Airbnb or VRBO.
-The home shall not be painted nor shall any modifications be made to the interior or exterior without the prior consent of the LESSOR.
-Any repairs required from the tenant's negligence or wrongful acts will be the tenant's
responsibility.
-All applicable connection fees shall be at the expense of the lessee.

The tenant shall be responsible for changing/cleaning the filters for the air exchanger and furnace as required. The landlord shall provide instructions for this upon occupancy.
