LEASE CONDITIONS:

The LESSEE(S) must agree to the following:
1. To undergo a satisfactory credit and background verification by TRUSTii,

2. to obtain Civil Liability Insurance of $2M, copy of which must be submitted to the LESSOR prior to occupancy,

3. via E-transfer, to provide a deposit for the 1st month of the Lease, plus a damage deposit of $1500, within 36 hours of acceptance of the Promise to Lease. The damage deposit will be returned within 7 days following a final walk-through of the property and in full provided there is no damage, other than normal wear and tear, to the property. If there has been any major damage, the LESSOR will deduct the cost of repair and return the balance to the LESSEES,

4. to submit all subsequent rental payments via E-transfer to the LESSOR no later than on the 1st day of each month,

5. to agree that no animals nor smoking will be allowed inside the premises,

6. to comply with the Condo Association Rules, a copy of which will be provided to the LESSEES & which must be acknowledged at the signing of the Lease. The LESSEE will also ensure that the plants provided inside and outside are watered regularly,

7. To agree to allow entry to the LESSOR or her Representative at any time with 24 hour prior notice, or immediately for
emergency repair purposes, and

8. To provide the full names of all adults who will be occupying the property , all of whose names must be indicated on the
Lease as LESSEES. The LESSEES shall be jointly and solidarily liable for the Lease.
