Conditions of Lease
The following conditions form an integral part of any Promise to Lease and any resulting Quebec residential lease agreement. Final acceptance remains at the sole discretion of the LESSOR and is conditional upon their satisfaction with the documents and information provided.
Documents required with the Promise to Lease:
-Credit check preferably from Enquêtes Excellence; may be required if other documents are insufficient
-Letter of employment and/or letter of financial capacity (such as proof of savings, pension, or sale of property)
-Reference letter
-Signed acknowledgment of the building's rules and resident manual
To be provided before occupancy (if lease is accepted):
-Proof of civil liability insurance with minimum coverage of 2 million dollars, to be maintained throughout the duration of the lease
-Confirmation of Hydro-Québec account transfer or activation in the LESSEE's name
-Payment of move-in fees as required by the syndicate - 200 dollars non-refundable plus 300 dollars refundable deposit (subject to no damage to common areas during the move-in)
Other conditions:
-No pets allowed
-No smoking or vaping of any substance including tobacco or cannabis in the unit, common areas, or anywhere on the property
-No short-term rentals - Airbnb or similar platforms are prohibited
-Rent must be paid by e-transfer or post-dated cheques, due on the first of each month
-No subletting or assignment of the lease without prior written consent from the LESSOR
Responsibilities of the LESSEE:
-Must comply with all building rules and co-ownership by-laws
-Responsible for any penalties, fines, or fees resulting from non-compliance
-Responsible for any fees related to private use of common spaces, including $30 for the gazebo and $50 for the common room, if such use is requested
-Responsible for paying applicable move-out fees and deposits at the time of departure, as per building rules
-Responsible for the cost of replacing lost keys or fobs
-Must return the unit in the same condition as when it was rented
