1) Building located at 733 Cherrier
a. The building is classified as a property of exceptional heritage value (VPE), located outside an area of exceptional value (Schedule B of by-law CA28 0015).
b. The building is included on the List of properties identified in the inventory of heritage buildings constructed prior to 1940 (CA28 0019).

2) Modifications to exterior elements
As the building is designated as a VPE property, any alteration, modification or replacement of exterior elements visible from an adjacent street must be reviewed under the PIIA (Site Planning and Architectural Integration Program) for areas of exceptional value and heritage buildings (CA28 0015).

To carry out such work, a complete and compliant permit application must be submitted and approved. This process requires a recommendation from the CCU (Urban Planning Advisory Committee) and approval by the borough council.

Furthermore, pursuant to Section 4 of by-law CA28 0019, demolition of the building is prohibited without prior authorization.

Should the owners wish to modify exterior elements, carry out an extension, or replace a balcony, a permit application must be submitted and reviewed prior to authorization. The CCU and the borough council may then issue recommendations to the owners.

3) Interior renovations
Interior modifications are not governed by the PIIA by-law (CA28 0015). However, the National Building Code of Canada 2010 (NBC 2010) applies.

If interior renovations do not affect the structure, no permit is required. If the renovations involve structural changes, a renovation permit is required.
