Mandatory Conditions


The following conditions form an integral part of any Promise to Lease and any resulting Quebec residential lease agreement. Final acceptance remains at the sole discretion of the LESSOR and is conditional upon their satisfaction with the documents and information provided.


Documents required with the Promise to Lease:
-Credit check (preferably via Enquêtes Excellence). The cost of the credit check is at the expense of the LESSEE and is non-refundable.
-Letter of employment and/or proof of financial capacity (e.g., savings, pension, sale of property).
-Reference letter.
-Signed acknowledgment of the building by-laws.


To be provided before occupancy (if the lease is accepted):
-Proof of civil liability insurance with minimum coverage of $2,000,000, valid for the entire lease term.
-Confirmation of Hydro-Québec account activation or transfer in the LESSEE's name.
-First month's rent plus mandatory move-in fees, payable upon signing of the lease.
-Move-in fee: $200 per move (non-refundable) for a 4-hour window; overtime billed by the syndicate at $25/hour. $300 refundable deposit, returned after the syndicate's final inspection confirms no damage to common areas. Fees and deposit are payable to the LESSOR (who will remit to the syndicate). A $200 penalty applies if management is not notified at least 7 business days in advance.


Other Conditions / Building Rules:
-The LESSEE is responsible for paying the syndicate's mandatory move-out fees at the end of the lease, currently set at a $200 non-refundable fee and a $300 refundable deposit. The deposit will be refunded only if the syndicate confirms that no damage was caused to the common areas during the move.
-Smoking of any kind, including tobacco, cannabis, or vaping, is strictly prohibited inside the unit and common areas.
-The LESSEE must comply with all building by-laws at all times. Any fines, penalties, or fees issued by the syndicate or any other authority resulting from non-compliance shall be the sole responsibility of the LESSEE.
-The cost of replacing any lost or damaged keys, fobs, or remote controls shall be borne by the LESSEE, including any locksmith services, lock changes, or reprogramming of access devices.
-Short-term rentals (Airbnb or similar platforms) are strictly prohibited.
-Any painting, alterations, or modifications to the unit require prior written consent from the LESSOR.
