- Residential land.
- 4.1 Price: Sales taxes apply to the selling price.
- In order to comply with the rules of the Ministry of Culture and Communications (MCC).
- This land of approximately 12,554 square meters can be purchased either in full or in two (2) or three (3) parts. The price is $60 per square meter.
- The minimum size is 3,307.5 square meters for a price of $198,450.
- Larger sizes available up to the complete lot of 12,554 square meters for a price of $753,240.
- The subdivision of the property must leave lots of shapes and dimensions that will also be acceptable to the(MCC).
- A deposit of $20,000 must be made within 10 days following the acceptance of a purchase offer. In case of cancellation of the sale due to municipal or provincial regulations concerning the land parcel, the deposit will be refunded. In case of cancellation of the sale by the buyer, the deposit will be non-refundable.
- The connection costs to the city service will be borne by the buyer. In the event that the buyer wishes to connect to the facilities at 19 Route des Failles, the financial value of such an agreement between the buyer and the owner of 19 Route des Failles will not be subject to the commission referred to in section 7 of this contract.
- This property is part of an unsubdivided lot, and any acceptance of a purchase offer or any sale is conditional upon the approval of municipal or provincial authorities for the subdivision of the parcel of land in question. The potential buyer acknowledges that a delay of 6 months to more than 2 years may be necessary to obtain the required authorizations.
- The sale price is fixed and will not change after the determination of the final actual sizes following the production of the location certificate concerning the parcel of land referred to in the purchase offer.
- The buyer would be responsible for confirming with the city of Percé and the government authorities, the possibility of its intended use of the land.
- Land sold without legal warranty, as is, at the buyer's own risk.
- The seller permits the registering broker to provide the real estate information requested by a potential buyer.
- The signing of the sales deed and the payments will take place 30 days or less after receiving approval for the intended land subdivision and the fulfillment of all conditions.
