The following must accompany any promise to lease:

the verification of payment history or creditworthiness through a recognized third-party service
(Oligny & Thibodeau).

Rules and Obligations to be inserted in section 12.1 of any promise to lease:
-The LESSEE must provide a copy of their insurance policy to the LESSOR prior to occupancy, which
must include coverage for civil liability for $2,000,000.00 for the duration of the lease.
-Smoking or vaping of any kind is strictly prohibited inside the home and garage.
-Cannabis cultivation is strictly prohibited.
-The lessee shall provide proof of taking over the Hydro Quebec account to the Lessor, prior to
taking occupancy.
-NO rentals to a 3rd party such as Airbnb or VRBO.
-The home shall not be painted nor shall any modification be made to the interior or exterior
without the prior consent from the Lessor.
-Any repairs required from the tenant's negligence or wrongful acts will be the tenants'
responsibility.
-All applicable connection fees shall be at the expense of the tenant.
-The tenant shall be responsible for changing/cleaning the filters for the air exchange and
furnace as required. The landlord shall provide instructions for this upon occupancy.
-Pets may be permitted subject to prior written consent from the landlord, and subject to
reasonable restrictions as determined by the Lessor.
-All tenants must undertake to be solidarily liable for all obligations arising from the lease.
