PETS:
The presence of any pet in the leased premises is subject to the landlord's prior approval. The tenant shall inform the landlord of the type, breed, size, and number of animals they wish to keep on the premises. Any approval may be subject to reasonable conditions regarding cleanliness, noise, safety, and the prevention of damage. The tenant shall remain fully responsible for any damage caused by their pet.

CREDIT CHECK AND VERIFICATIONS:
The rental is conditional upon a credit check deemed satisfactory by the landlord, as well as any necessary verifications regarding the prospective tenant's ability to fulfill their rental obligations, all in accordance with applicable laws. The prospective tenant agrees to provide the information and authorizations required to conduct such verifications.

SUBLETTING:
The tenant may not sublet all or part of the leased premises without first providing the landlord with the required notice and information in accordance with the applicable provisions of the Civil Code of Québec. Any sublease must comply with the formalities, time limits, and conditions prescribed by law.

**ASSIGNMENT OF THE LEASE:**
A tenant wishing to assign their lease must first notify the landlord and provide the required information regarding the proposed assignee, in accordance with the applicable provisions of the Civil Code of Québec. Any assignment must comply with the formalities, time limits, and conditions prescribed by law.
